SHORT TERM RENTAL AGREEMENT FOR JUVY’S BEACH HOUSE – UPPER FLOOR AND GROUND FLOOR

This agreement is valid for bookings and stays at Juvy’s Beach House – Upper and Ground Floors

BOOKING FEES, CANCELLATION AND REFUND POLICIES

In order to book a stay, a booking fee corresponding to 50% of the total amount of the stay is required. Free cancellation and full refund of your booking fee up to 7 days before your scheduled stay. 50% refund of your booking fee for cancellations made 4-6 days prior to your scheduled stay. No refund of your booking fee for cancellations made within 3 days of your scheduled stay. 100% refund of your booking fee will be provided in the event of natural disasters or storms that lead to shipping cancellations.

TERM / PERIOD

The Rental period (nights) is as specified in the actual booking in the online booking system.

PAYMENTS

The rental amount for the term of this Agreement is specified in the actual booking in the online booking system. Chosen payment method as specified in the actual booking in the online booking system will apply. Prepayment is fully refundable until 48 hours prior to the check-in time of the booked arrival date. Later refunds may occur if caused by natural disasters or weather conditions not allowing normal transportation to take place.

OCCUPANTS

The maximum number of occupants shall not exceed that specified in the actual booking in the online booking system. The occupants shall only be the friends and family members of the Tenant.

UTILITIES AND FURNITURE

Electricity, water, gas, telephone, cable, and internet connection will be covered by the Landlord. The Tenant is responsible for using furniture and appliances with care and due diligence. The tenant shall pay for any repair or replacement if the equipment was damaged during the term of this Agreement.

SUBLEASE

Under this Agreement, subleasing of property is not permitted. The Tenant agrees not to assign this Agreement or sublease the property under any circumstances. In such a case, the Landlord shall terminate this Agreement without giving any other reason.

MAINTENANCE, PEACE/ORDER, AND OTHER OBLIGATIONS

The Tenant shall follow and implement the standard of cleanliness to the property. No modifications or changes (painting, construction, changes in architecture etc) in the property is not allowed. Pets (dogs or cats) are allowed in the rental property. Smoking is not allowed inside in the rental property. The Tenant and the other occupants are not allowed to keep firearms, bows, and other weapons in the rental property. The Tenant and the other occupants agree not to use the property in any way to disturb the peace in the surroundings or environment. The Tenant's personal property is not covered in the insurance purchased by the Landlord against loss, theft, and negligence.

INDEMNIFICATION

The Tenant indemnifies the Landlord against any liabilities like accidents, loss of property, injury, or death of any person. For tangible damages, the amount shall be paid by the Tenant upon first request.

AMENDMENT

This agreement shall only be changed or modified with the written consent of both the Landlord and the Tenant.
